When a Closing Hits a Snag

You're days — sometimes hours — from closing, and something unexpected comes up. A lien nobody mentioned. A name that doesn't match on the title. A missing lease your lender wants to see. These issues can feel overwhelming, especially with a closing date already on the calendar. But most closing problems are fixable, often faster than you'd expect, once someone experienced takes a close look. 

How We Can Help

Tier 1 — Standard Curative Review — $600 flat fee

A title defect, missing release, or name discrepancy holding up your closing? We'll review the issue and help get it resolved quickly. 

Tier 2 — Document & Lien Resolution — $1,200 flat fee

For matters involving a tax lien, a lease agreement needed for due diligence, or other more involved document issues. 

Tier 3 — Complex or Contested Matters — Custom Quote

Some situations — like disputed heirship or matters headed toward litigation — need a closer look before we can quote a fee. We'll walk you through your options during your free call. 

Expedited Review — +$250

Need an answer within 24 hours? We offer expedited turnaround for time-sensitive closings. 

How It Works

Step 2 — Free 15-Minute Call

We'll call you to talk through the situation, answer your questions, and let you know which review tier fits your matter. 

Step 3 — We Get to Work

Once you're engaged, we move quickly — reviewing documents, resolving the issue, and keeping you updated until you're clear to close. 

Is Clear to Close Review Right for You?

This service is a good fit if:

  • You have a signed contract and a scheduled closing date
  • The property is residential and located in Texas
  • You're the buyer or the seller (not both) in the transaction

A few things to know:

  • We can only represent one side of a transaction
  • This service is currently available for residential closings — if you have a different situation, give us a call and we'll point you in the right direction
  • Every closing issue is different. If yours turns out to be more complex than expected, we'll talk through the best path forward with you
